Emerging Technology Corridor in Mesa

Planning - Mesa’s Office of Economic Development is taking strides to incentive the development of a technology corridor just north of the bourgeoning Eastmark Community. The 1.5 square mile project area has been dubbed the "Elliot Road Technology Corridor", and will be located on the north side of Elliot Road between Hawes & Signal Butte Roads – just west of the former First Solar building now occupied by Apple Corporation. To create this district Mesa is putting forth entitlement requests to rezone the project area as Limited Industrial (LI) with a Planned Area Development (PAD) Overlay.


According to the application/project narrative, the rezoning/overlay request has 3 major purposes: 1.) "Expedite the entitlements process to attract high technology industries to Mesa" 2.) "Establish site planning design guidelines to ensure compliance with the City of Mesa General Plan and Mesa Gateway Strategic Development Plan" and 3.) "Establish ... maximum height limitations within the corridor". By laying out this foundation, the city of Mesa hopes to create “at least 100,000 high-wage, high value jobs” within the near future.


The entitlement request has been presented to the various property owners within the project area as an “opt in” opportunity. Owners will therefore be required to formally submit documentation to the city in order to include their properties within the rezoning/overlay application. The request was recommended for approval by Mesa's Planning & Zoning Board on September 17th, however public hearings with City Council have yet to be scheduled.
