Layton Lakes Parcels Final Platted for 344 New Single Family Residences

March 28th, 2014 -- Layton Lakes will soon see new development activity as Chandler City Council recently approved four new Final Subdivision Plats for the master planned community. Layton Lakes, which is primarily located in Gilbert, will soon be adding 344 new single-family lots to its Chandler portion just south of the southeast corner of Queen Creek and Gilbert Roads. The development areas include Parcels 22, 24, 26 and 28, and span nearly 130 acres. Each of the parcels received necessary land entitlements during 2012 and 2013, while the Final Plats were approved on March 27th 2014. In total, Layton lakes have seven residential subdivisions planned within Chandler city limits.

Each of the new neighborhoods will be developed with different typical lot sizes; ranging roughly from 50’x110’ to 125’x256’. Parcels 24 and 26 are to contain a more standard single-family lot size, with typical dimensions of 50’x110’ and 60’x110’. Parcels 22 and 28 will contain significantly larger lot sizes than the other parcels, with typical dimensions of 90’X140’ for Parcel 22 and 125’x256’ for Parcel 28. Housing plans were approved for Parcels 22, 24 and 26 in 2012 and 2013. Portions of Parcels 22 and 24 (43.19 acres) transacted on February 26th 2014 to Taylor Morrison for a combined total of $10,319,243, or $238,926 per acre.
