A Glendale Planned Area Development (PAD) may soon be
re-entitled by owner American Furniture Warehouse (AFW) for commercial use. 'Bethany
101’ is to be located at the southeast corner of 99th Avenue and
Bethany Home Road on a 41.49 acre parcel which AFW picked up from Stearns Bank
last
July for $9.0m.
The re-entitlement of the subject site includes both a General Plan Amendment to change the land use designation from Entertainment
Mixed-Use (EMU) to Planned Commercial (PC), and a rezoning request to rezone
the site from PAD (Bella Villagio) to PAD (Bethany 101). Both requests are set
for public hearing before the Glendale Planning Commission on 2/20/2014 and for
final approval by City Council on 2/26/2014.

Planned Area Development
The AFW portion of Bethany 101 will be developed within
phase 1 of the project, and will include a 380,495 square-foot warehouse and
153,881 square-foot retail showroom on Parcel A. The second portion, or Parcel
B, is a 5.39 acre site that will be developed in the future according to market
conditions.
The overall vision of Bethany 101 will be a significant
shift away from the previously approved
Bella
Villagio
PAD due to the fact that
there will not be any residential component or significant commercial space for
retail/restaurant vendors. For
example, Bella Villagio was envisioned to contain some 1,700 multi-family
units, nearly 1 million square-feet of office space, and over 120,000
square-feet of restaurant space.
