Standard Pacific Homes Purchases 64.05 Acres in Chandler for $29m

VIZZDA – January 9th, 2014 – Standard Pacific Homes has purchased a 64.05 acre infill piece of residential land in Chandler for $29m or $452,767.74 per acre. There is an active re-entitlement case with the Chandler Planning Commission to establish a 319-lot community titled “Echelon at Ocotillo”.
Located at the southeast corner of Alma School & Ocotillo Roads

The property is located at the southeast corner of Alma School and Ocotillo Roads in Chandler. The new community is proposed for 137 townhouse and 182 single-family residences. The townhouses are proposed as three through six-plex designs, and would create a density of 8.6 dwelling units per acre. The 182 freestanding single-family residences have two different lot measurements, ninety-nine 52’x105’ & eighty-three 72’x80’, resulting in a 3.4 dwelling units per acre. Twenty-six percent of the community would be designated at open space, with a lake occupying seven percent.


Most of the subject site was previously agricultural land for the Bogle Family Farm, who are the sellers. The northwestern corner of the site is currently occupied by the remnants of the Milwaukee Brewers spring training facility (1986-‘97), better known as “Compadre Stadium”. The Brewers left the stadium in 1997 and moved to the west side of Phoenix to the Maryville Baseball Park.
